Just steps from the iconic Hôtel du Cap-Eden-Roc and a whisper away from the storybook charm of Port de l’Olivette, The Watchman has commanding views over the Mediterranean and offers the kind of seclusion, privacy and beauty that has lured artists, aristocrats and dreamers to the Cap d’Antibes for generations.

Originally constructed in the 1970s, the villa was transformed in April 2025, restoring this exceptional residence to its full splendour, embracing modern luxury while honouring its timeless soul, offering a new era of Riviera elegance.

Set within 6,500 square metres of manicured grounds scented with pine, rosemary, and lavender, it comprises two distinct residences: the stately main house and a charming guesthouse, each with two floors. Between them, they offer nine sumptuously appointed bedrooms, each with its own en-suite bathroom, and some with private terrace gazing out to the sea or garden.

A heated infinity pool melts into the horizon, framed by a sun-splashed pool house with shaded terraces, a lounge, dining space and even a fully equipped gym. Indoors, a private wine cellar invites connoisseurs to linger over tastings, while the spa, with its sauna and hammam, is a cocoon of serenity. For quiet evenings or gatherings among friends, a private 12-seat cinema offers the perfect retreat.

What truly elevates The Watchman is the seamless fusion of private villa intimacy with the calibre of service found at a grand palace hotel. Guests are cared for by a discreet and devoted team of housekeepers, butlers, security and a private chef whose talents are as boundless as the Mediterranean views. A dedicated concierge, courtesy of Hôtel du Cap-Eden-Roc, ensures every experience is bespoke, whether it’s a garden brunch, a sunset apéritif, or a candlelit dinner under the stars.

Designed with Provençal grace and reimagined under the artistic direction of architect Luc Svetchine, the interiors are as inviting as they are elegant. “We’ve breathed new life into the villa,” he notes, “without disturbing its stylistic harmony, honouring its essence with joy and respect.”

In the dining room, up to 18 guests can gather for memorable feasts, while outside, a summer kitchen with a pizza oven and adjustable barbecue stands ready for long, leisurely lunches by the pool.

This isn’t merely a place to stay-it’s a destination that captures the Riviera’s heart. Wrapped in beauty, steeped in charm, and served with world-class grace, it is a place where every sunrise feels like a secret kept just for you.

Located conveniently between Cannes and Nice, The Watchman is nestled peacefully in a unique and ideal setting. Enchanting views abound from every perspective, with the endless Mediterranean enveloping one side of the property and verdant native plant life embracing the other.

From the outdoors to inside, every detail of the villa is a celebration of the South of France’s world-famous art of living. Between the sun-drenched facades, the shaded terraces and the bright interiors, everything orchestrates to create the perfect environment for a getaway with family or friends.

For curious travellers, the French Riviera region offers endless treasures to discover. From boating, diving and walks along the coastal path to visiting museums and meandering picturesque villages tucked into the hills, The Watchman is the ideal place for exploring the Riviera’s many riches.
